Our story

We started Manorway in Seattle in 2025, helping Puget Sound boards drowning in 47-email Sunday-night inboxes, residents who felt ignored, and management companies juggling twenty properties at once. The technology to fix this existed. Nobody was actually using it for HOA boards.

We started small on purpose — Washington statute is specific, the regulatory environment is unforgiving, and getting it right for one set of boards before we expanded was the only way to build something a board could actually trust with their community's money and their neighbors' homes.

In 2026 we're rolling Manorway across the rest of Washington and into the Pacific Northwest — Oregon, Idaho, and Montana — with the same playbook: read the statute, talk to local boards, build the workflow, ship it, then move to the next state. Our roadmap is nationwide. Our pace is one statute at a time.

Manorway is led by Robert Green, founder and CEO. Our team mixes HOA-board veterans, Washington-licensed CPA partners, and engineers who’ve built systems that boards depend on. We’re hiring as we expand — get in touch if you want in.

How we operate

AI assists. Humans decide.

Every action is documented and board-approved. AI drafts agendas, summarizes meetings, and answers routine questions. Boards keep approval authority over everything that matters.

Statute-aware by default.

One HOA platform that pretends to know all fifty states’ laws is a platform that knows none of them. As we expand state by state, we test every feature against the law that actually applies to your community — WUCIOA in Washington, ORS 94 in Oregon, the Common Interest Ownership Act in Montana, and so on.

Documented by default.

Every email, every approval, every decision is logged. If you ever need to show a regulator, a successor board, or an auditor exactly what happened and when — it’s there, searchable, and timestamped.

Transparent pricing.

Flat per-unit. No setup fees, no per-transaction fees, no vendor markups, no multi-year contracts. The price you see on /pricing is the price you pay.

Where we are now

Active markets: Washington State — every WUCIOA-eligible HOA and condo association across Seattle, the greater Puget Sound region, and the rest of the state.

Expanding to in 2026: Oregon, Idaho, Montana — the Pacific Northwest tier of states where many boards we already work with own properties, vacation homes, and managed portfolios.
